The proposal is for a phased mixed use development with retail and leisure uses, new homes and improved public realm on Kilmarnock Road and a new central landscaped public area.
The first phase incorporates the southern part of the Arcade running from Weatherspoon’s/Eastwood Avenue to Santander and includes City Wall House. None of the residential properties fronting onto Pollokshaws Road are included and the internal Arcade including Sainsburys and Pure Gym remains until the next phase.
The first phase provides new retail units at street level on Kilmarnock Road with around 300 one, two and three bedroom apartments across three buildings positioned around an open central landscaped public area.
An application will be submitted for Planning Permission in Principle for a masterplan for the full site along with a detailed planning application for phase one which will include shops, leisure and commercial uses and residential.
The plans for a future phase will be for further mixed-use space including homes, additional civic and retail space and commercial units.
Yes, new homes will be provided as part of our proposals for a mixed use development. We believe one of the keys to thesuccessful reinvention of town centres will be to integrate residential accommodation directly into the town centre itself. The benefit of having people living in town centres will be to increase demand for goods, services and amenities.
There are a number of constraints that make the redevelopment of the Arcade very difficult to achieve, and have made previous attempts at redevelopment unviable – both for ourselves and previous owners of the site. However, we believe that these proposals are deliverable and have the potential to support Shawlands continued regeneration.
All of the existing units to be demolished for Phase 1 are currently vacant or operating on short term leases. The phased approach will allow tenants to relocate if desired.
There will be a central landscaped area at ground level, new pedestrian links and increased public realm at street level on Kilmarnock Road where the existing pavement will be almost doubled in size. The central space will be open to the public and a new walkway will provide landscaped pedestrian access between Kilmarnock Road and Pollokshaws Rd
We don’t think so. We are promoting this as a reduced car ownership development adopting sustainable transport policies that will encourage residents to prioritise active travel and public transport, making the most of Shawlands excellent connectivity and public transport links. On site parking will be provided however a greater emphasis will be placed in sustainable modes of travel including cycling and car club schemes.
Clydebuilt is a responsible and experienced developer and pride themselves on being good neighbours. A construction Management Plan will be completed for approval by the Council, which will ensure best construction practices are adhered to so that disruption is minimised through the construction process.

More than 300 people registered to take part in the first phase of public consultation on the regeneration of Shawlands Arcade when it launched last night in a live online presentation and Q&A session. Short presentations were given by key members of the regeneration team including:
• Neal Jamieson, representing Clydebuilt, who own the Arcade and is driving the regeneration plans
• Alex Mitchell, planning consultant
• Murray Henderson, lead architect
• Neil Heggie, traffic consultant
The hour long session was run by consultation specialist, Fiona Robertson.
While the topics covered were wide ranging, dominant themes emerged including the type of housing being proposed, the design of the building, traffic and parking and the future retail offer.
The first phase of consultation will be open until 7th July and questions and feedback can be submitted via the website, www.shawlandsarcade.com where there is an online questionnaire which can be completed. Questions and comments can also be submitted by email to firstname.lastname@example.org. Questionnaires are also be available at the Arcade itself and can be posted in a specially provided mailing box. A dedicated phone line is also available 0800 987 5990.
Following the first phase of consultation, the design team will review the results over the summer and come back to the community in early Autumn. A full timeline for the consultation and the proposed development can be found on the website.

Plans have been announced today for the regeneration of The Shawlands Arcade on Kilmarnock Rd, which is a well-known landmark at the heart of Glasgow’s Southside.
